So you’re looking to build a backyard cottage? Or separate a unit within your own home? An attached accessory dwelling unit? A converted garage or barn? A basement conversion?

Discover the benefits of an Accessory Dwelling Unit (ADU). An ADU is an additional unit on your property, either attached to your home (like a basement apartment) or detached (like a converted garage or cottage.)

Interested? The Plus-One ADU program provides grants of up to $125,000 to assist low-moderate income property owners construct or rehab code-compliant Accessory Dwelling Units (ADU) to create affordable housing.

We are pleased to share that Hudson River Housing has been awarded the Plus-One ADU Program grant to support the development of Accessory Dwelling Units (ADUs) in 8 partner municipalities in Dutchess County that include the Town of Amenia, City of Beacon, Town of North East, Town of Pine Plains, Town of Poughkeepsie, Town of Stanford, Town of Union Vale, and the Village of Rhinebeck.  This funding is a significant step toward increasing housing opportunities while preserving the character and sustainability of our communities.

By working with units of government and community development partners, Plus One ADU will provide a full-service program to support low- and middle-income single-family homeowners occupants who wish to build a new ADU on their property of improve an existing ADU that needs to be brought into compliance with local and state code requirements.  Depending on the property and what the locality permits, ADU’s may be small, stand-alone (detached) units on single-family lots, basement apartments, garage conversions, or other permitted units.

Some Critical NYS Home and Community Renewal (HCR)Guidelines for the program:

  • HCR guidelines define a single-family home as (1-4 unit homes). A property with a duplex would be eligible, but a property with two separate single-family homes would not.
  • The main home must be the Participant’s primary residence. Second home properties are
  • The ADU may not be used as a short-term rental.
  • The homeowner income threshold, no more than 100% of the area median income (AMI) which is $114,800 in Dutchess County, below is a table of estimated eligible incomes adjusted for family size:

Hudson River Housing will be receiving their contracts from HCR very soon and they will then participate in an orientation. Following that they will schedule an informational session with all municipality leads.

The Pine Plains Town Board is very excited to move forward with the Plus One ADU program.  We will keep you abreast as this process unfolds.
